Let's take real estate as an example.
Flipping properties for capital gains might sound tempting, but it comes with unpredictable risks. You never know if you'll make a killing or end up flopping.

On the other hand, cash flow investing is about buying and holding, like owning an apartment building and renting out units. Each month, you collect the rent, pay the expenses, and if managed well, enjoy positive cash flow.

And why does cash flow investing excite us so much?
